Seller’s Checklist
Appoint a lawyer & give them Power of Attorney to act on your behalf through the sale of the process & any legal or tax issues which may require dealing with.
The house documentation that you will need to provide to your lawyer are as follows:
-Contract/Deed to property
-Building License to property
-Topographic Plan (if over 10 yrs.) (with references to ‘satellite 500 Euro)
-Energy Certificate (10-year shelf life) (Guideline Price 350 Euro)
-Copy of utility bills – Electricity & Water, when the sale is complete these will be required by the new owner to make the necessary change of name on the accounts
-Check with your accountant that your tax affairs & original declaration (E9) of the purchase of the property are in order.
When the buyer & seller have an overseas bank account outside Greece it is now legally acceptable that the funds for the sale of the property are transferred abroad & hence do not enter in to Greece.
-Legalization: your house can only be sold if it has a ‘certificate of legalization’. If not, I suggest you at least get an Engineer to tell you the costs of legalization for your property. You obviously need to know this if (say) you are negotiating a sale price. The costs for this will be related to the differences between your property as it is now and what is shown on the building permit. This can be minimal and is obviously dependent on any changes you may have made and/or any changes that were made during/since construction/renovation etc.
-The Electronic Building ID
This is an electronic file that contains all the elements (documents and plans) of the building. The Electronic Building ID Code describes the “as-built status” of property and is carried out by the civil engineer.
If you haven’t had the property checked, I would recommend that you do – so that if/when you find a buyer you are aware of all your selling costs. You will not necessarily have to pay the legalization costs until you find a buyer – but you need to know the costs.
